One year of current rental history.

Excellent credit worthiness. Credit history will be evaluated.
First months rent and full deposit must be paid in full by a cashier's check.
Rent is due on the 1st of the month, late after the 3rd, and will incure a late fee.

Applicants must provide a copy of their own credit score sheets to include all pages within the past 6 months. You can get your credit score free online once per year at http://www.myfreescorenow.com or other free credit score company. We charge a fee of $40 for a credit check (cash only non-refundable). If you are approved, you will be notified by phone. If you are denied, you will be notified by mail. Once denied we will not reopen applications.

Many of the residents in this building are retired and working professionals. We are looking for a quiet one or two person(s) to live here. There are tenants below this unit, therefore you must be considerate of your noise. This unit/building is not safe for children due to the old code balcony railings. We are very careful when we bring our kids to the condo. They cannot play on the balcony. This condo is my retirement home, and I will be looking for someone who'll take care of it. We have the right to rent to non-smokers and keep our unit free of smoke damage. This also allows us to re-rent quickly.

We run credit checks on all of our applicants, so please do not waste our time if you know you don't have excellent credit. We will not allow a co-signer to enter into the rental agreement.
